For condo boards
Common areas painted while residents sleep or are out
Boards and managers need a proposal they can table, a notice residents will read and one person to call. We write the plan to fit the building's rules on quiet hours, elevators and parking.
On a shoreline building, rails, stair edges and breezeway ceilings fail first. We list them separately so the board can decide in stages.

How a board job runs
Five steps, each with something on paper for the board.
- Step 1
Step 1: Walk the building
With the manager, at a time of their choosing. We note what rusts, flakes and fades.
- Step 2
Step 2: Written proposal
Staged, with surfaces, repairs, products and the night schedule, ready for the board packet.
- Step 3
Step 3: Resident notice
A one-page notice for doors and mailboxes the day before work starts.
- Step 4
Step 4: Nights of work
Quiet tools after dark, a clear path to every door and a foreman who answers the night line.
- Step 5
Step 5: Handback walk
With the manager: touch-ups, a list of what to leave alone and the paint record for the building's file.

About condo jobs
Who is on site at night, and who do I call?
A foreman and crew, named on the plan. The night foreman's number is on the plan, and he answers it while the crew is on site. The office answers by day.
Is the sidewalk or street blocked?
We keep a clear path past the front and cover what we can't move. If a lift, a scaffold or a sidewalk closure needs a permit, the plan says who applies and when.
My building was built before 1978. Does that change anything?
Yes. EPA's Renovation, Repair and Painting rule applies to paid work that disturbs paint in homes and child-occupied buildings built before 1978. Tell us the year; the firm number is in the footer. Most shops are not child-occupied, but a school, a daycare or a home above a shop may be.
Do you work for condo boards and building managers?
Yes. Boards and managers get the same plan, plus a document list: certificate of insurance, vendor details and a notice for residents. The condo page has the details.
Bring the board a plan
Send the building's address and your quiet hours. We will walk it and write a proposal in stages.
